Census figures for Warriewood show separate houses still make up the majority of homes (52.3%), but townhouses, semis and terraces (25.1%) and units (22.2%) aren't far behind, and the average home has 3.2 bedrooms. A semi or townhouse roofline is often simpler and lower than an older Sydney house, but a lot of these properties share walls or boundaries with the next place, so access to the far side of the roof sometimes has to come from a different angle than you'd expect — worth mentioning when you book.
Warriewood also sits right next to the Warriewood Wetlands, a 26-hectare reserve that's the largest sand plain wetland in northern Sydney, with swamp mahogany, swamp paperbark and plenty of birdlife. Properties backing onto or near that reserve tend to collect bark and leaf litter off the paperbark and mahogany rather than the usual jacaranda or gum drop. It builds up fast and holds moisture, which is exactly the combination that clogs a downpipe.
