Gutter Cleaning in Curl Curl

Summer brings onshore nor'easters carrying salt spray straight off the beach, along with dry westerly stretches that put the Northern Beaches on bushfire alert. Salt-laden air settles on roof tiles, gutters and solar panels, cutting panel output and holding grit in the gutter trough. Most of residential Curl Curl is built-up and cleared, generally excluded from bush fire prone land, except the fringe backing onto Curl Curl Lagoon and the sandstone bush to the south, where RFS buffers of 30 to 100 metres from mapped vegetation can bring a property back into a bush fire prone category. Lagoon-facing and bush-fringe jobs call for genuinely different approaches, material choice, risk and ongoing maintenance all change with the setting, so that's something I'll talk through with you directly rather than give a one-size-fits-all answer.

Autumn drops leaf litter from street trees across Curl Curl's older blocks. Where a tree is actually blocking a gutter, I won't touch the tree itself — Northern Beaches Council treats trees on private land as protected, and anything beyond deadwooding or a 10% canopy trim in 12 months needs a council permit, an arborist report, or both. What that means for timing: the gutters usually don't actually block solid until a few weeks after the bulk of the leaf drop, once it's rained on and compacted. A clean booked in late autumn tends to catch it at the right point.

Winter on this stretch of coast means east coast lows and heavy, wind-driven rain. On a low-lying suburb between the beach and the lagoon, that kind of rain finds every downpipe outlet and gutter joint that isn't clear. Close to a quarter of homes in Curl Curl are townhouses, semis or flats rather than standalone houses, and gutters on those are sometimes shared along a common wall, which changes who I need sign-off from. Same as anywhere else: happy to deal with the owner, the body corporate, or both, whichever's needed to get the job moving.

Spring is when birds and the odd possum start looking for a nesting spot, and it's wind season again, throwing summer's build-up of grit and leaf matter around before it's even been cleared. Nearly half of Curl Curl's homes have four or more bedrooms, meaning a longer roofline and more linear metres of gutter per clean. With close to a quarter of local homes rented, spring is also when I get calls from landlords wanting gutters sorted before a new lease or storm season. That matches what I see too.
